Warehouse for Lease in Doral: 2026 Rents, Concessions & Tips | Smith CRE
Updated November 2026. Market figures below are from the Cushman & Wakefield Miami Industrial MarketBeat for Q3 2026 and Lee & Associates South Florida; links are at the end of the article.
If you are looking for a warehouse for lease in Doral, the second half of 2026 is the best negotiating window tenants have had in several years. Miami-Dade industrial vacancy is still tight at 5.6%, but asking rents have come down from their 2025 peak and landlords are competing harder for credit tenants. Here is what that means for your search, in plain terms, from a Miami industrial real estate broker who works these buildings every week.
Where the Miami-Dade warehouse market stands right now
Cushman & Wakefield's Q3 2026 report puts the overall Miami-Dade industrial vacancy rate at 5.6%, down 70 basis points from the prior quarter. The weighted average asking rent across the county is $15.16 per square foot (net), down 8.5% year over year, and warehouse/distribution space specifically is asking $14.90 per square foot, down 9.7% from a year ago.
Two more numbers matter for anyone leasing warehouse space in Doral, Medley or Airport West:
Net absorption of roughly 1.4 million square feet in the third quarter alone, about 1.8 million square feet year to date. Tenants are signing; the market is not soft, it is repricing.
2.3 million square feet under construction, only about 15% pre-leased. Deliveries in Q3 were just 220,000 square feet, down 71% from a year earlier, so most of that new product arrives in 2027.
Translation: there is more Class A space coming, landlords know it, and the ones with vacancy today are the ones willing to deal.
What Doral warehouse space actually costs in late 2026
Doral sits inside the Airport West submarket, the most liquid industrial submarket in South Florida. It carries a premium over the county average because of its position next to Miami International Airport, the Palmetto Expressway and the Dolphin Expressway, and the depth of logistics, perishables and e-commerce tenants already there.
In practice, Doral warehouse asking rents in late 2026 are running above the $14.90 countywide warehouse average, with newer Class A buildings with 32-foot clear height and dock-high loading at the top of the range and older 24-foot clear product in Airport West and Medley below it. Exact asking rents change building by building, so treat the county figure as a floor, not a quote. Concessions: where the real savings are
Matt Rotolante of Lee & Associates South Florida told Miami Today in March 2026 that instead of dropping face rents, Miami landlords are "maybe giving more free rent or giving a bigger offer package." By Q3 that pattern had turned into actual rent declines, and the concessions did not go away. For a tenant touring a warehouse for lease in Doral today, the negotiable items are:
Free rent. Several months on a five-year term is a normal ask on space that has sat vacant, especially in buildings delivered in 2025 that are still in lease-up.
Tenant improvement allowance. Office build-out, additional dock doors, racking-ready power and cold storage conversions are all being funded by landlords for the right credit.
Term and escalations. Annual escalations of 3% to 4% were standard at the peak. On a competitive deal they are negotiable, and a longer term can lock today's rate before 2027 deliveries lease up and the cycle turns again.
Early occupancy and fixturing periods. Rent-free time to move in, which matters for logistics operators moving racking and equipment.
Those items are worth more than a dollar off the face rent over the life of a lease, and most tenants who negotiate directly with a listing agent never see them offered.
What to check before you sign a Doral warehouse lease
Doral and the surrounding Miami-Dade industrial submarkets have quirks that trip up first-time tenants:
Clear height and column spacing. Much of the older Airport West inventory is 20 to 24 feet clear. If you plan to rack, confirm clear height, sprinkler calculation (ESFR vs. in-rack) and floor load before touring.
Truck court and trailer parking. Industrial outdoor storage (IOS) is scarce and expensive in Miami-Dade. If you need trailer parking, that is a lease term, not an afterthought.
Power. Cold storage, manufacturing and anything with compressors needs confirmed amperage and three-phase service. Upgrades from FPL take months.
Zoning and use. Doral has industrial, IU-C and mixed-use zones with different rules on outside storage, hours and truck traffic. Confirm your use is permitted before you negotiate price.
Operating expenses. Most Doral warehouse leases are triple net (NNN). Ask for the current year's CAM, insurance and property tax figures and the history of increases. Insurance in South Florida has moved sharply in the last three years.
Flood zone and hurricane rating. Lenders and insurers care. So should you.
Nearby alternatives if Doral is too tight for your budget
Tenants priced out of Doral usually look west and north inside Miami-Dade:
Medley offers older product, more outside storage and quick access to the Palmetto and the Florida Turnpike. The Seagis development at Medley Industrial Park is among the larger projects under construction countywide.
Hialeah and Hialeah Gardens have a deep stock of smaller bays (5,000 to 25,000 square feet) with lower rents and strong labor availability.
Airport West proper remains the choice for perishables, freight forwarders and anyone whose business runs through MIA.
Opa-locka and North Miami-Dade have newer Class A product and some of the county's larger contiguous blocks.
Each of these submarkets has a different rent, a different tenant profile and a different landlord mindset. Part of the value of working with an industrial broker who covers all of Miami-Dade, Broward and Palm Beach is being shown the building you have not heard of in the submarket you had not considered.
Why tenants in Doral should use their own broker
The listing agent works for the landlord. Tenant representation is paid by the landlord's side of the transaction in almost every Doral warehouse lease, so a tenant rep broker costs you nothing and brings three things to the table: current comps on what other tenants actually paid (not asking rents), a view of space that has not hit LoopNet or Crexi yet, and the leverage of a credible alternative when it is time to negotiate.
